What the Shift?

Quote from current client - “It looks like all of Summit County is for sale again”. The signs of a changing market are here as we anticipated at the beginning of this year. Inventory is up - almost 900 properties as of the date of this newsletter. Buyers are out there as they always are, but their sense of urgency has changed. 2 years ago, buyers didn’t fly out from various parts of the USA to view properties, and then take over a week to decide if they wanted to put in an offer, because they didn’t have the luxury of time. The property would go under contract, opportunity missed.

My phone activity the last couple of years, especially on peak weekends, would be non stop. Buyers calling for information on my listing signs, internet inquiries, showings, and open houses that had consistent traffic. This was the first 4th of July in 8 years that I didn’t show property, or have

several inquiries on my listings - regardless if they were located in Breckenridge or Frisco. Open house activity was less than ideal. BUT, that was just my experience so far in 2025.

It’s been years since Frisco had over 90 properties for sale, like before 2016. Yet Frisco is seeing the highest increase in inventory. While the other towns are seeing an increase, they are not seeing the same percentage increase as Frisco. So what’s happening? New construction does account for 24 out of the 90 listings in Frisco. The tear down of older single family homes and duplexes in high density zones continues to persist. There was also the new project on the west end of main st (9097 flats) that contributed to the increase in inventory with 40 units (10 still on the market). Buyer(s) continue to want new construction, unique location, or remodeled properties. That trend has persisted, and will continue to persist at the current price levels. SO WHERE IS THE MARKET GOING?

Last year the highest sale was $10M in Breckenridge - listed for $15M. As of now, there are 9 properties over $10M with the highest asking $21M. Should be interesting to see if a record sale is set. If we see a sale, or multiple sales over $10M, then a consistent trend is forming. Wealthy buyers will continue to move forward regardless of economic conditions, and the underlying market of older properties, condos will need to make investments/large improvements to keep up. My conclusion at this point of the year is inconclusive.....first time I have said that in my career. Yet Athena with Luna Lending is having a different experience in the the market.

Inventory is up and buyers are taking their time finding the right fit at the right price. Does this mean the market is slowing down? NO! However, it may come as a surprise that most of the folks I see buying right now are first time home buyers. This is a surprising and fascinating switch from what I have seen in years past.

For years, we all heard the same objections: “I’m waiting for the market to crash” or “I’m waiting for rates to come down”. These objections, however, were not realistic. The truth is, there is still a massive deficit between available homes and the demand to buy them, which means that home prices will remain stable as long as demand out paces supply.

Despite the sensationalized headlines we’ve seen over the years, rates did not drop into the 4’s or 5’s as many analysts speculated. In fact, sellers and buyers seem to be getting more accustomed to the current interest rate environment. This means sellers are expecting and accepting that rates on homes may be quite a bit higher than they have on their current home, leading to more home sales/inventory. And buyers are also accepting that covid-era interest rates are exactly that, a thing of the past. As inventory increases and buyers have more leverage, we are seeing an uptick in first time home buyer pre-approvals and contracts. At least that’s what I’m seeing in our local market here in Summit County.
