Short Term Rentals
Breckenridge Town Council has passed Council Bill NO.28 that will come into effect on September 27th 2022. This new bill will replace the STR regulations and license cap that came into effect last year. Bill NO.28 will create four different zones within the town of Breckenridge (see image right) that will each have their own cap on number of licenses.
Zone 1 (Tourism Zone-1680 max licenses-92% of total units): Zone 1 is comprised of many subdivisions West of Main Street that are not made up of Single Family homes and intended for tourism. Currently there are 1283 STR licenses in Zone 1, 397 less than then the cap.
Zone 2 (Downtown Core-130 max licenses-51% of total units): Zone 2 is made up of most properties on the East side of Main Street within about one block. Currently there are 142 existing licenses in Zone 2, 12 more than the cap.
Zone 3 (390 max licenses-10% of total units): Zone 3 is comprised of all properties not defined as a Resort Property or included in Zone 1 or Zone 2. The Town Council considers Zone 3 the neighborhood zone and where they are would like to limit licenses the most. There are currently 1223 Licenses in Zone 3, 833 more than the cap.
Resort Property Zone (1816 max licenses-100% of total units): The Resort Property Zone consists of only properties that meet the requirements to be a “Resort Property.”
A “Resort Property” is defined as:
1. A minimum of 15,000 square feet of total resort area that is located on the premises of the property; or
